It’s been almost four weeks since the Ministry surprised everyone with the annual informative model announcement. Since then, we’ve spent countless hours researching, contacting registrars, analyzing regulations and, most importantly, developing tools so you don’t have to worry about any of this.
We promised you transparency. And that includes being honest when something isn’t clear.
In this post, I’ll tell you exactly where we stand: what we know for certain, the uncertainties that still persist, and Regi’s firm commitment to ensure no one loses their NRUA due to bureaucracy.
What We Know for Certain
After contacting workers at the College of Registrars and reviewing all available documentation, here’s what we can confirm:
Critical Dates
Only a few days remain before the filing period begins.
Real Consequences
This isn’t about a financial fine. It’s much more serious:
If you don’t file the informative model, your NRUA will be revoked.
Without a NRUA, you can’t advertise your property on Airbnb, Booking.com, or any other platform. It literally means being shut out of the market.
Scope: All Temporary Rentals
The model affects all types of temporary rentals with NRUA:
- Vacation and tourist rentals
- Work-related rentals
- Student housing
- Medical treatment housing
- Any other temporary use
If you have a NRUA, you’re required to file. No exceptions.
The N2 Program: Promises Without Details
The College of Registrars has announced there will be a program called N2 to generate the informative model. Sounds good, right?
The problem is that, as of today, it doesn’t exist:
- ❌ No manual or technical documentation
- ❌ No screenshots or demo
- ❌ No specification about the “compatible files” it supposedly accepts
- ❌ No official confirmation about valid formats
What We’ve Been Told
The College of Registrars has informed us that:
- The N2 program will be published on January 31
- It will allow importing “compatible files” to generate the model
- Based on previous College programs, it will likely be Windows-only
But no one has been able to clarify what exactly a “compatible file” is.
The BOE Annex: Valid or Not?
Here’s the most frustrating part: the official model that appears in the annex of Order VAU/1560/2025 (published in the BOE on December 31) might not be valid for in-person filing.
We’ve been told that even to generate a valid PDF, you’ll need to use the N2 program.
This creates an almost comical situation: the regulation includes an official model, but it might not serve to comply with the regulation itself.
The Uncertainties That Still Persist
Let’s be clear about what we don’t know:
1. XBRL File Format
We know that electronic filing uses “2025 Rental Taxonomy XBRL,” but:
- No technical documentation has been published
- There are no examples of valid files
- We don’t know what validation schema they use
2. What Is a “Compatible File”
The N2 program supposedly will import data, but:
- CSV? Excel? XML? JSON?
- What exact structure should it have?
- What fields are mandatory?
3. In-Person vs Electronic Filing
- Is the PDF from the N2 program the same one that can be filed in person?
- Do both formats have the same validity?
- Are there differences in the data that must be included?
4. Compatibility and Accessibility
- Will the program work on Mac and Linux or only Windows?
- Does it require a digital certificate?
- What happens if you have multiple NRUAs?
What You Can Do in the Meantime
Although we can’t generate the final model yet, you can prepare:
1. Gather Information from All Your 2025 Stays
For each reservation you’ll need:
- Property NRUA
- Rental purpose (vacation, work, studies, medical, other)
- Number of guests
- Check-in date
- Check-out date
2. Verify Your Unique Registry Code (CRU)
You’ll need the CRU for each property. You can find it in:
- The simple registry note
- The property deed
- By consulting the Property Registry
3. Organize by NRUA
If you have multiple properties, each NRUA is filed individually. Organize your data grouped by registration number.
4. If You Had No Activity in 2025, You Must Still File
Even if you didn’t have a single reservation, you’re required to file the model by checking the “no activity” box.

What We’ve Already Built
We’ve already developed a free web tool that allows you to generate the model in PDF by importing data directly from:
- Airbnb
- Booking.com
- Other platforms
We’re also preparing video tutorials explaining step-by-step how to use it for each platform.
What We’re Waiting For
Our tool already works. The tutorials are almost ready. But we can’t publicly launch everything until we confirm one fundamental thing:
What is the final valid format of the informative model?
As soon as the College of Registrars publishes the N2 program on January 31, we’ll be able to:
- Confirm if our PDF format is compatible
- Adapt the tool if necessary
- Develop the generator for electronic filing
- Publish the tutorials
- Make everything available for free to everyone
We’ve insisted, we’ve asked, we’ve contacted through every possible channel to get this information earlier.
And we’re still waiting.

They’re going to publish the N2 program on January 31.
If by that date we haven’t obtained the technical information we need (and it’s very likely we won’t have it), I’m going to do this:
